Website Chatrooms

My web chat community is looking to expand and move to a broader format from AIM to a more controlled format with a website base. We've been on AIM for a while but we're thinking about expanding and getting outselves a website and trying to get a better chat format that allows for more people than just thirty-six to join in on the chats. We really want to do this and it'd be a really good move for us I think.
Thing is, we're a relatively poor group, lol.
Does anyone know of any website chat room programs that won't cost us an arm and a leg a month and that offer moderator options, require sign-in names (we have some guests we do NOT need people pretending to be), and just a lot of stuff like that.
Does anyone know the program that the CAA here uses?
